When high-end sales happen nearby, the appraisal district sometimes applies that upward pressure more broadly. Homes that are older, smaller or in different condition can end up pulled along for the ride.

The Travis County Appraisal District values your home based on a property record. That record can be wrong.

Common errors that can inflate a valuation:
- Square footage recorded higher than actual
- Extra bathrooms or features that do not exist
- Year built listed incorrectly
- Condition rated better than the property reflects

Each of these can push your assessed value above what is accurate. And an inaccurate value means a higher tax bill.

Most homeowners think a property tax appeal only helps this year. It does more than that.

If you have a homestead exemption in Texas, your assessed value can only increase by 10% per year, but that cap resets based on your current assessed value.

Lower your value this year, and you lower the starting point for future increases.

It also gives your cap more room to absorb future market growth before your tax bill climbs again.

Every April, the Travis County Appraisal District sends out new assessed values. That number is what your 2026 property tax bill will be based on.

A few things worth knowing right away:
- The value is not final
