Your home didn't change. But your neighbour's sale price did, and that can affect your assessed value.
When high-end sales happen nearby, the appraisal district sometimes applies that upward pressure more broadly. Homes that are older, smaller or in different condition can end up pulled along for the ride.
This is one of the more common reasons a valuation doesn't reflect what a buyer would actually pay for your specific property.
The question to ask is, are the comparable sales the district used actually comparable to your home in size, condition and age?
If the answer is no, that's grounds to protest.
