Do you really need an agency? No - You can post to your social media yourself. You can update your own website, pull your own metrics, write the newsletter, write the blog. Plenty of innkeepers do, and some of them do it exceptionally well.

The problem is not ability. It is consistency. Marketing and algorithms work over weeks and months, even when you do not feel like doing it, even if you are short a housekeeper or the boiler is acting up. Something will always get in the way, and your guests must be first priority.

Then there's the 2 hours you spent editing a reel. Maybe it was a conversation that never happened at the front desk with the couple who would have booked again. Maybe it was the thing you have been meaning to fix in room 4. Maybe it was Sunday.

It is tempting to do it all. It usually feels cheaper. But add up the hours, and the cost of missing something else in your business, and the math looks different. There's the real conundrum. It's not a question of whether you can do it; it's a question of what it costs you to do it.

The moment your pitch says things are slow, you have taught a repeat guest to wait for slow. Give the same discount a different reason. This week only. Book by Friday. 4 rooms left at this rate. Same money off, and now it reads as scarcity instead of desperation.

Better still, leave the rate alone and add to the stay. A late checkout, a bottle in the room, breakfast on a third morning. Anything that hands the guest more value instead of asking them for less.

The hardest reviews to answer are the ones where you shake your head. The guest showed up at midnight, changed rooms twice, brought an extra guest you didn't know about, and left 2 stars about the coffee. You have the receipts. You could lay the whole thing out. But resist. Do not. Your response is not just for this guest. It is for the person reading reviews trying to decide between you and 2 other properties.

Breathe. Wait 24 hours. Keep your reply short but respectful. Thank them for bringing this to your attention, name the 1 thing you can own, and always offer to talk offline. Then let it go.

Guests will have issues from time to time. Give them and yourself grace and understand it's going to happen. How you handle it says more than any bad review ever could. We know you do the best you can. Most guests genuinely appreciate the care and attention you give every day. So let the 40 good reviews above it do the rest.

August is the best month to grow your newsletter list. Ask guests at check-out if they would like to get updates on fall and holiday dates. Guests who have already stayed with you are the easiest ones to connect with again, and if they enjoyed their stay, they will want to keep in touch for when they come back. We have already asked our clients to book their fall photos. Fall color lasts a few weeks in most places, and it can be spectacular, but guests start booking fall stays a month or more before the leaves turn. That is the timing problem. This year, your best images land after the guest already decided.

So start with what you have. Pull last year's fall photos and get the campaign moving. Then shoot fresh images in late August or the first week of September, and those will carry you through November. But we still want you shooting during peak color so those images work for next year instead of this one.

As a hospitality digital marketing agency, we see just how helpful great reviews are. August is a good month to get those summer vacation reviews. At checkout, when the stay is still fresh, say something simple like "We are so glad you had a great weekend. Would you mind sharing that on Google?" Most guests will happily say yes. It's odd, but fewer people will follow through to an email that shows up 3 days after they get home. Start asking as people check out - you might be happy you did.
