We have successfully closed and funded a cash-out refinance of a 10 acre tract of land in the North Austin, TX market. This closing required keen attention to detail as there is a current development agreement in place with the City of Austin and the previous developers. We were able to assist our investors in navigating conversations with our capital partner, the city and previous developer to ensure this transaction closed successfully.

Our loan proceeds provide our investor with the working capital necessary to finish out an ongoing hotel construction project in Texas.

Non-recourse debt is one of the most misunderstood products in commercial real estate.

A lot of investors hear "non-recourse" and think it means nothing happens if the deal goes sideways. That's not how it works.

Non-recourse means the lender's primary recourse is the asset itself - not your personal balance sheet, your other properties, or your global cash flow. That's a meaningful distinction, especially if you own multiple assets and don't want one deal encumbering everything else.

But if you miss payments, stop paying your GC, or leave your investors hanging - people still come after you. Negligence claims are real. Bankruptcy is still on the table.

What non-recourse actually gives you is flexibility and separation - not a way out.

If you're an active investor with multiple projects running simultaneously, it's absolutely worth pursuing. Just go in with both eyes open.

We're in that window right now.

Rates aren't going significantly lower anytime soon.

They'll be the ones looking back in five years, saying they got it right.

Everyone talks about cap rates. Not everyone knows how to use them.

Here's the short version: a cap rate is your NOI divided by the purchase price. It tells you how a property is priced relative to its income - and when you put it next to your interest rate, it tells you a lot about whether a deal cash flows.

If your cap rate is above your rate, you're in positive territory. If it's below, the math gets tight fast.

But here's what a lot of newer investors miss - a low cap rate isn't automatically a bad deal. It might mean there's room to grow the NOI through better management, renovations, or lease-up. The cap rate today is a starting point, not a verdict.

Use it to move through deals quickly. Then dig deeper on the ones that make sense.
