Capturing an accurate scan and coordinating the model are only part of the job. The real test is whether that information still works for the client after turnover.

Digital Delivery & Implementation helps bridge that gap: setting up common data environments, developing BIM Ex*****on Plans, structuring closeout packages, building digital twins, and training teams to use the systems and information they receive.

The goal is continuity across the project lifecycle. A scan from Phase 1 can support Phase 2 planning. A coordinated model can remain useful to the facility team years after closeout. Verified project data can continue supporting day-to-day operations instead of becoming another set of files stored away after handover.

OAR started because industrial projects were being designed and built on conditions that had not been field-verified. LiDAR scanning addressed that gap. Capturing the data was straightforward. Connecting it to the models each discipline was already using was not, and OAR built that connection.

That work is organized into three services: 3D Laser Scanning, BIM Coordination & Virtual Construction, and Digital Delivery & Implementation. OAR stays involved past the scan itself, carrying the data through coordination and into the deliverables the field uses.

The decisions differ by role. A general contractor managing trades across a congested site needs coordination that catches clashes before they reach the field. A mechanical contractor prefabricating equipment needs dimensional accuracy tight enough to fabricate offsite with confidence. A facility owner planning a shutdown window needs existing conditions documented before the window opens, not during it.

Most capital projects at existing facilities hit the same wall. The as-built drawings say one thing. The building says another. A pipe run got relocated during a past renovation and nobody updated the record. The structural steel isn't where the plans say it is.

By the time this shows up, the budget is set and the contractor is on site. Now it's a change order.

Workflow integration testing in action.

To keep our skills sharp, James, our Director of Field Technology, headed out to Stark Park in Manchester, NH. His goal was to capture the General John Stark statue and test the seamless alignment of drone photogrammetry and terrestrial LiDAR.

We processed the combined dataset and built this visualization using NUBIGON. It was a great exercise to push our workflows, and this model will soon live on our website as an interactive 3D mesh.

Continuous training is how we guarantee precision. We test our limits on our own time so we can always deliver flawless data to every project.

At OAR, one of the things we come back to often is this idea: we are problem finders, not just problem solvers.

There's a difference. A problem solver fixes what went wrong. A problem finder looks at a project before anything goes wrong and asks: what are we not seeing? What assumption is this plan built on that nobody has verified?

Most of the time, the most valuable thing we bring to a project shows up before the scan report, before the clash matrix, before the coordination model. It shows up in the questions we ask when we first walk a facility.

What's driving your timeline? What decisions are you making from these drawings? When were they last verified?

Those questions tend to open conversations that change the scope of the work in ways that save time and money downstream.

That's the kind of company we're trying to be.

The drawings looked right. Stamped, revised, detailed. But they did not match the building.
