Recommendations for Digitalization of Buildings in Dubai Building Code

One of the main digital solutions of the Digital Dubai program was the digitization of all government services for the population, which was achieved by 2021. At the same time, a campaign was conducted by resource providers to equip all residential buildings with smart water and electricity sensors.

In 2021, the Dubai government also issued a new building code with recommendations for IoT (Internet of Things) buildings and the overall architecture of these building systems. Building systems must be digitized for data collection and exchange.

An IoT building should include at least:

HVAC equipment
Vertical transportation systems
Lighting systems
BMS
Energy metering
Renewable energy systems
Occupancy monitoring systems

The basis for this is a building management platform as a central hub for collecting and monitoring data from all connected systems and installed smart devices, such as thermostats, lighting sensors, and video surveillance.

Of all the trends in the digital transformation of cities, the growth of smart buildings is becoming one of the most significant.
Why?
People spend the majority of their time inside buildings, and smart solutions implemented in them are becoming increasingly tailored to end-users. Examples can be seen in every segment of the real estate market, including apartment complexes for residents, hotels for tourists, and office centers for workers.

In recent years, many such projects have emerged in the UAE, such as the multifunctional skyscraper Burj Khalifa, the headquarters of DEWA (Dubai Electricity & Water Authority) called Al-Shera'a, the headquarters of Al-Bahar Group, and the recently opened headquarters of Bee'ah, an environmental and waste management company in Sharjah.

-We conduct audits of completed work, provide training and certification for partners. After completing the training and receiving a certificate, a partner can install Ujin devices, perform commissioning work, sell devices, and provide after-sales service.
-We have developed a training and support program for property management companies, which we believe has become an effective tool for transitioning to a digital format of work.
-As part of our customer support program, we provide a smart residential complex from the developer to the property management organization and provide marketing support.

In the International City area of Dubai, the emphasis is on building affordable housing.

Affordable does not mean non-technological, and Sun and Sand Developers (SASD) has proven this. In 2020, the Suncity Homes project was completed. This is a small residential complex with 65 apartments: 1 and 2 bedrooms.

The company equipped all apartments with a smart home system. For the convenience of residents, a custom application for managing the smart home was developed. Residents have new capabilities: Smart thermostat: remote control of the air conditioner to create a comfortable temperature. Smart intercom: receiving notifications on a smartphone, convenient when the resident is absent but someone comes to the door. Intelligent notifications on a smartphone about gas leaks or smoke detection in the apartment. Smart lighting: control of the apartment lighting through the application.

In our opinion, this is a good example of one of the basic smart home packages that should be present in every residential complex with apartments.

In 2023, some companies are still only thinking about implementing smart home systems in their projects. However, over 20 years ago, the company Emaar signed the first consulting and infrastructure deployment contract for creating a smart home system for the Dubai Marina project.

Experts from the Marconi company, commenting on the signing of the contract, noted the following prophetic moments: "We will install fiber-optic cable with a bandwidth of 40 MB. But this will be a technology for the sake of technology for now. However, we expect that people will appreciate the presence of such infrastructure in the coming years and become active users of it."

The reasons are simple: people will soon want to control their air conditioners from their TV screens, manage network devices and appliances, and have their homes and infrastructure in the project linked by a single software product. Residents will be able to choose healthcare services and attend video conferences with doctors.

At the same time, appliance manufacturers are improving their products. For example, LG refrigerators with LCD displays for checking email, as well as radios and TVs, or microwaves with internet access that allow users to access recipes and cooking advice, or washing machines that can be connected to the internet and loaded with new washing programs.

All of this requires communication infrastructure to link devices to the outside world, including wireless technology, which will have a huge impact on the Middle East.
