Every property manager has gotten that call... "Why is my listing always at the bottom of your website?"

And most of us have had no good answer. Because honestly? Most direct booking websites display properties in whatever order the PMS spits them out. Alphabetical. Date added. Random.

On Airbnb, you can't control ranking. On your own website — the one channel you're supposed to own — there's been zero tooling for it either.

We just shipped something to fix that.

The Ranking Engine is now a core module for every TechSpokes client running Track PMS on WordPress. Not an add-on. Not a premium tier. It ships with the platform.

Here's what it actually does:

🔄 Fair rotation — every property reaches every position over time, using a method from information retrieval research (Gumbel-Max sampling) that keeps higher-priority listings visible while preventing any property from getting buried permanently.

📊 Availability-aware adjustments — properties with more open inventory get a gentle lift. Properties already well-booked yield visibility to peers who need it. Luxury villas are never averaged against studio apartments.

🎯 Business bias controls — need to boost a new listing? Suppress a property under renovation? Set it in Track and it flows through automatically.

But here's the part I'm most proud of: the proof layer.

We built full analytics that measure whether placement has actually been fair. Chi-squared statistical tests. Five placement bands based on the normal distribution. Property-by-property timelines. Side-by-side comparisons.

So when an owner asks "why is my property behind theirs?" — you don't explain a system. You show data. Export a 90-day comparison as CSV and attach it to the quarterly review.

No other direct booking platform, PMS website builder, or independent booking engine offers this today.

With 63% of hosts worrying about their OTA ranking (PriceLabs 2026 Global Host Report) and 37.5% of operators growing direct bookings last year, how your website presents your portfolio isn't a nice-to-have anymore. It's a competitive surface.

Your revenue isn't the booking total. It's your management fee — 25 to 35% of that.

At a 30% management fee, a 15.5% OTA commission is more than half of what you actually earned on that booking.

So you have two options:

- Absorb it. Stay price-competitive, protect the ranking, and watch your margin get cut every time someone books.
- Or pass it on. Raise your rates to protect the margin and now you're more expensive than the manager next door who runs direct and doesn't carry your overhead.

You lose bookings anyway.

There is no third option inside a model where someone else controls the channel.

The platform isn't your distribution partner (unless you truly know what you're doing). It's your most expensive competitor, one you're actively funding...

You have a direct booking website for your vacation rentals. Google sees a webpage.

That gap is what v2.19 closes.

We shipped TechSpokes booking engine v2.19 this week. If you are a TechSpokes client, it went live on your site automatically. Nothing to install, nothing to configure.

Here is what it means in practice:

- Every property page, every resort page, every collection page on your direct booking website now tells Google exactly what it is: property type, location, occupancy, bed configuration, amenities, live pricing from your calendar, and photos described well enough that Google can pick the right one for a specific search query.

- A portfolio health dashboard now shows you the schema status of every property in one view. Blue means complete. Orange means something worth fixing. Red means an issue that affects rich result eligibility. Hover any icon to see what is missing. Click it and you are in Google's Rich Results Test for that property.

We also built the full data mapping layer for platforms that aggregate inventory from multiple companies, and this update creates the foundation for Google Hotel Center integration, which we are actively preparing.
