A Subject Access Request lands on a Tuesday morning.
A former tenant wants everything the agency holds on them, WhatsApp conversations included. Some of those messages are on the handset of a negotiator who left in the spring. There is no central record, no export, no audit trail, and the statutory clock is already running.
WhatsApp came into estate agency through the back door. Nobody signed it off. Staff started using it because it was the one channel customers actually replied on, and the business quietly inherited a channel it cannot see, cannot cover for and cannot produce a record from.
We have written the whole thing up. The Estate Agency Playbook covers why speed to lead decides who wins the instruction, what the free WhatsApp Business app really costs you once someone leaves, why most cheap automation tools sit outside Meta's terms, and the official route to a shared, exportable channel the whole branch works from.
There is a director's checklist at the end, built to be taken straight into a management meeting.
