A lot of the conversation around landlords right now focuses on mortgage costs and regulation.

But another trend is emerging quietly in the background: many landlords are sitting on significant levels of equity - while becoming less willing to expand.

According to the Property118 Landlord Sentiment Survey Q1 2026:
• the average respondent owned ~9.7 properties
• many portfolios were operating below 50% LTV
• some landlords owned properties outright

Yet despite relatively low leverage 57% said they planned to reduce portfolio size and only 6.8% planned to expand.

Rental supply across the UK remains significantly below pre-2020 levels - and it’s continuing to shape the market for both landlords and tenants.

According to recent Zoopla data, the number of available rental homes is still estimated to be around 20–30% lower than before the pandemic, while tenant demand remains above historical averages.

At the same time:
• UK rents are still rising nationally
• London rental growth remains strong
• Many regional cities continue to see supply shortages

A combination of higher mortgage costs, landlords exiting the sector, regulatory changes and slower new housing delivery is keeping pressure on available stock.

The result is a market that’s becoming more operationally demanding - but where supply constraints are still supporting rental values in many areas.

Some landlords are exiting.

Others are adapting.

We’re seeing landlords respond to the Renters’ Rights Act by:
• restructuring portfolios
• focusing on higher-yield assets
• moving into limited companies
• improving operational efficiency
• raising rents to offset rising costs
• reducing leverage and refinancing risk
