For apartments, there is one document most buyers never request before signing the compromis. Three years of syndic minutes.

Most buyers read the compromis once. Then sign. Two clauses are worth understanding before you do.

The first protects you if your bank says no. It voids the sale if your financing falls through — but only if the wording is right. A vague clause can leave you liable even when the loan is refused.

The second is about the property's energy rating. Whatever condition the building is in at signing becomes your responsibility on completion. If it needs insulation work or a new heating system to meet current standards — that bill is yours.

Both can be negotiated before you sign. Most buyers find out after.

Most buyers think Hesperange is out of reach.The 2026 data says otherwise.

Since the November 2023 peak, transacted prices have corrected 17.4%. The commune that felt unaffordable two years ago looks different now.

The market moved. The perception hasn't caught up yet.
