Our crew showed up bright and early, laced up their running shoes, and hit the course together.

From runners to the Kath and Kim swift walkers, it was an awesome day of fresh air, team spirit, and plenty of laughs along the waterfront.

Today on Ask an Expert, Sarina Gibbon from
The Tenancy Advisory asks Aaron from Rent Roll Mastery why the solo portfolio model is still the default when other structures exist.

Aaron makes the case for the pod model, two core roles: an Owner Experience Lead handling all owner communication, and a Tenant Experience Lead managing tenants. His point is direct: internal communication inside the pod must be as disciplined as what goes out to owners, or the owner experience suffers.

“What happens if your pet causes damage during a tenancy?”

Sarina explains that Under the Residential Tenancies Act, tenants are fully liable for pet damage, but pursuing this through the Tenancy Tribunal is costly, time-consuming, and uncertain. Sarina's clear recommendation is that landlords take out comprehensive insurance cover so they can bypass the tribunal process entirely and get their property back to business quickly.
