Want to pay off your mortgage faster without completely rebuilding your monthly budget? The 13-payment strategy could be a simple place to start.

A typical mortgage schedule includes 12 payments each year. With this strategy, you make the equivalent of one additional principal-and-interest payment annually—and ask your mortgage servicer to apply the extra funds toward your principal.

You can do that in a couple of ways:

• Divide one regular payment by 12 and add that amount to your principal each month. For example, if your payment is $1,800, adding $150 per month equals one additional payment by the end of the year.

• Make one full extra payment using a tax refund, work bonus or the additional paychecks some biweekly employees receive during the year.

Reducing your principal balance faster means less future interest is calculated on that balance. When repeated consistently, the strategy could help you pay off your mortgage years sooner.

Before starting, confirm how your servicer applies additional funds and review your loan terms. Your exact savings will depend on your balance, interest rate, remaining term and when you begin.
