First thing: keep people away from the outlet, panel, or equipment that’s acting up.
Shut off the affected breaker, and don’t reset it if it trips again.
Skip the wet mop, wet hands, or “quick look” behind the cover plate.
Call an emergency electrician and tell them what you saw and smelled so they show up ready.

A bright spot is not the same as a safe path.

For parking lots and walkways, look for even light on the ground, not harsh glare in your eyes. Add consistent spacing, shielded fixtures where needed, and lighting that turns on reliably every night.

Also think maintenance access. If a driver or a ladder cannot reach it safely, it will get ignored.

Homeowners and property managers don’t complain about the wiring. They complain about waiting, not knowing, and dust everywhere.
We read reviews for the specifics: who didn’t get a call back, what time window was confusing, what cleanup got missed.
Then we tighten the basics on every job: clearer scheduling, better updates, and leaving the panel area clean.
Got feedback after an electrical repair or inspection? Leave a review and tell us what to fix.

Property managers usually find this during a walkthrough, not on a calm day.
Test the exit and emergency lights by hitting the test button and checking they stay lit and bright.
If a unit flickers, stays dark, or won’t hold, an electrician swaps the battery, lamp head, or the whole fixture and rechecks the circuit.

Thermal images look simple. Interpreting them is not.

A certified infrared thermographer knows what to check first, how to set up the scan, and what readings mean under real load. That turns a hot spot into a clear next step, not a guess.

Better inputs. Cleaner findings. Recommendations you can schedule with confidence.

Commercial property managers usually find this during a walkthrough or after a breaker trips again.
An electrical safety inspection checks the panel cover, breaker seating, wire connections, and heat damage, then documents it with notes and photos for the owner.
If we spot an unsafe panel, the fix is a controlled panel replacement before it fails and starts a fire.
Request service and we will walk your electrical room with you.

Commercial property managers usually find out during a random outage and angry tenant calls.
Preventative switchgear maintenance means opening the gear, checking for loose connections, inspecting breakers and bus bars, cleaning out dust, and doing an infrared thermal scan to spot hot spots.
You fix the small stuff before it turns into a shutdown.
Request service and we will set up a maintenance visit.

Commercial property managers usually hear about it after a breaker trips again.
An infrared thermal scan shows the exact lug, breaker, or connection running hotter than the rest.
Then a licensed electrician can shut it down safely and tighten, repair, or replace the problem spot.

Recessed cans give you two clean paths: a screw-in LED bulb, or an LED retrofit trim that replaces the socket and trim together.

Bulbs are quick swaps, but trims can look more uniform and seal better at the ceiling.

If you are adding dimming, check that the LED and the dimmer are rated to work together. Mismatched parts are a common cause of flicker, buzzing, or lights that drop out at low levels.

Property managers usually ask for an infrared thermal scan after hours, when half the place is off.
That’s when the worst connections can look fine on camera.
Schedule the scan during normal operating hours, with HVAC and equipment running, so the heat shows up where it should.
