🏡 Know your competition. The mistake is comparing yourself to listings nothing like yours. Get the set right and you’ll see exactly when to raise your rate, and when you’re scaring guests off.
💸 Invest in what pays. That trendy hot tub can add nothing in your market, while a fire pit or a good coffee bar quietly bumps your rate. Chase the payoff, not the trend.
😴 Splurge on the bed. Blackout curtains and a white-noise machine punch above their price too. Sleep is the one thing a bad review always mentions.
🔗 Don’t get owned. Ask any host who lost their listing to a policy change overnight. Your guest list and your own booking page are the only things a platform can’t take from you.
🔍 Get on Google. These are people Googling the destination, not scrolling an app, so they’re ready to book. You can’t self-list, which is exactly why most hosts never find the door (ask us how!!).
🧼 Sweat the turnover. It’s rarely the obvious mess, it’s the hair in the drain and the crumbs in the toaster. Same checklist every clean, so standards don’t drift with your cleaner.
✨ Keep it simple. The gurus want you to think this is super complicated. We won’t say hosting is easy, but it certainly doesn’t require a pricey tech stack if you’re an independent host.
