Here’s something I’ve learned:

A lead doesn’t have to be ready today to be valuable.

Maybe the seller wants too much.

Maybe the timing is wrong.

Maybe they need to talk to their spouse.

Maybe they’re just not motivated enough yet.

That doesn’t mean you throw the lead away.

Put it in your pipeline.

Set the next follow-up.

Keep the relationship alive.

Because the best follow-up isn’t about convincing someone to sell.

It’s about being the first person they think of when they’re finally ready.

That’s the value of staying in the game.

Having the right software to help alleviate the time element of this is key.

Here's the truth about follow-up:

Most people don't need a better script.

They need a better system.

Because you can have the perfect thing to say...

But if you don't remember to say it again next week, next month, or 90 days from now...

it doesn't matter.

The money is often in the second conversation.

Then the third.

Then the conversation that happens when the seller's situation finally changes.

Good follow-up isn't about being pushy.

It's about being there when the timing is right.

And you can't be there consistently if you're relying on memory.

You’ll never convince me that direct mail isn’t the most simple, possibly best, form of marketing for a land investor.

With restrictions on calling and texting getting worse every year, it makes direct mail lead gen a no brainer.

I just contracted 2 more properties today.

I sold one on owner finance earlier in the week, adding $487 to the monthly cashflow. The other two this morning, sold for cash, adding fuel to the machine to keep on chugging along.

Here’s how it looks:

Direct mail goes out.

Calls, texts and emails come in.

Leads get thrown into Deal Manager Pro.

Then the magic happens. Follow up.

Every mail campaign results in atleast 2-5 contracts.

The cold or warm leads are input into the CRM and eventually equate to deals down the line.

Two things:

Marketing is the lifeline, the BLOOD, of any business.

The GOLD is in the follow up.

Master these two things, and the growth will be exponential.

The only thing slowing me now….private capital. I need more people like you, that want a double digit return, backed by real property, in first lien position.

Message me and ask about my “minimum returns”.

Maybe I should trademark that. No one else is doing what I do for my investors.

You know what’s expensive?

Starting over.

A lead goes cold…

So you go find another lead.

Then another.

Then another.

Meanwhile, you already spent money getting the original lead.

You already had the conversation.

You already built some trust.

Why throw all of that away?

Sometimes the best marketing strategy isn’t finding someone new.

It’s staying in front of the person who already knows who you are.

Follow-up costs a lot less than starting over.

You talked to the seller.

Now what?

Call back tomorrow?

Next week?

In 30 days?

Send an offer?

Check in?

The difference between organized investors and everyone else is simple:

They don't leave the next step up to chance.

Every conversation has a next action.

Every lead has a place.

Every opportunity keeps moving.

into a process that happens consistently.

But then comes the question:

“What the heck do I actually say?”

I put together the land letter template I personally use to reach out to property owners.

No need to spend hours trying to figure out what to write or staring at a blank Word document.

Just customize it, add your info, and start mailing.

The problem with relying on memory is that memory gets worse as your business gets better.

One lead becomes 10.

10 becomes 100.

Suddenly you're trying to remember who you talked to last Tuesday...

Who wanted a call next month...

Who was waiting on an offer...

And who said, "Call me back when you're ready."

That's when things start slipping.

You don't need a better memory.

You need a better system.

Because the goal isn't to remember every opportunity.

It's to build a process that remembers for you.

I've never lost a deal because my CRM was too organized.

I have lost deals because follow-up wasn't.

A missed callback.

A forgotten seller.

An offer that never got sent.

Those aren't marketing failures.

They're operational failures.

The more I invest in better systems, the less I have to rely on memory... and the more predictable the business becomes.

The best operators don't just work harder.

They make it harder for opportunities to slip away.

Every time you follow up...

You increase the odds of a conversation.

You increase the odds of making a better offer.

Every time you schedule the next touch...

You increase the odds of closing the deal.

The difference between an average operator and a great one usually isn't how many leads they generate.

It's how well they manage every opportunity after it comes in.

Your pipeline is worth more than your marketing.

Marketing creates opportunities.

Your pipeline determines how many of those opportunities actually become revenue.

A lead that isn't tracked...

is eventually forgotten.

A follow-up that isn't scheduled...

usually doesn't happen.

A deal without a next step...

rarely closes.

The best operators don't just generate leads.

They build systems that make sure every opportunity has the best chance to become a deal.

That's where consistency comes from.
