𝐑𝐞𝐯𝐢𝐬𝐞𝐝 𝐑𝐎𝐕 𝐏𝐨𝐥𝐢𝐜𝐢𝐞𝐬: HUD and FHFA have released new, consistent policies on reconsideration of value, ensuring a fairer and more transparent appraisal process.
𝐁𝐚𝐧𝐤𝐢𝐧𝐠 𝐀𝐠𝐞𝐧𝐜𝐲 𝐑𝐞𝐯𝐢𝐞𝐰: Appraisers are encouraged to participate in the ongoing review of banking regulations to provide valuable input on industry needs and challenges.
𝐅𝐇𝐖𝐀 𝐅𝐢𝐧𝐚𝐥 𝐑𝐮𝐥𝐞: The Federal Highway Administration's final rule on Uniform Act appraisals raises the valuation threshold and provides clarity on waiver valuations.

📢 Appraisers - Major MLS Overhaul Coming Soon 📢

Residential real estate appraisers, take note! Your local MLS is undergoing substantial changes on August 17th. While specifics may vary by region, here's a heads up on what to expect in Texas:

➡️ Compensation information will be completely removed from the MLS. This means no compensation details can be mentioned anywhere on the MLS platform, including property descriptions and showing instructions. Agents can still discuss compensation through other channels like email, text, or social media.

➡️ Additionally, a signed, written agreement is now mandatory before scheduling property showings, both in-person and virtual. This agreement must clearly outline the compensation structure and state that it is negotiable. Open houses hosted by the listing agent are exempt from this requirement.

➡️ To ensure compliance, appraisers should familiarize themselves with their MLS's resources and attend any available training sessions. Stay informed and prepared for these upcoming changes.
