Comment “Colton” for the full episode

This Realtor has 100k followers on Instagram

(This is his exact playbook)

Let’s clear something up first:
This isn’t about going viral.
It’s about control.

Most agents chase attention.
Colton Lindsay built leverage.

Here are 3 of the real rules behind the audience.

1: He doesn’t “create content.” He engineers demand.
Colton isn’t posting randomly.

Every piece of content does one of three things:
- Calls out a real industry problem
- Polarizes the right audience
- Pushes people into conversation

If content doesn’t move someone closer to a decision, it doesn’t get posted.
That’s why his audience compounds instead of stalling.

2: He owns the audience. Not the platform.

Zillow owns traffic.
Instagram rents attention.

Colton builds distribution, then pulls people off-platform.
DMs.
Email.
CRM.

If Instagram disappeared tomorrow, the business would still run.
Most agents build followings.

Colton built infrastructure.

3: He understands the real cost of “easy leads.”

Zillow Flex looks attractive until you do the math.
40% off the top

More pressure
Less control
Higher burnout

Colton plays the long game:

Lower cost per lead
Higher margin
More autonomy

Because scale without ownership isn’t scale.
It’s dependency.

4: The last lesson is the uncomfortable one.
And it explains why most agents never break past survival mode.

We unpack it fully on the podcast with Colton Lindsey 👇

In 2025, this Broker Sold 384 houses

(These are the top 4 lessons from 4100 success transactions)

Let’s be honest:
Running a real estate brokerage is brutal.

Agent churn.
Unpredictable leads.
Operational chaos.

Most brokers burn out trying to scale faster.

Greg Dallaire did the opposite.

Here are 3 of the 4 decisions that changed everything.

1: Hire fewer agents. Be ruthless.

Greg doesn’t hire “potential.”
He hires fit.

Every agent:

Passes a personality assessment

Shows evidence of drive and follow-through

Wants accountability, not babysitting

Result?
Low churn.
Agents averaging 30+ deals a year.

Most brokerages hire to feel busy.
Greg hires to win.

2: Retargeting isn’t optional. It’s leverage.

Facebook ads work.
Google ads work.

But only after retargeting.

Greg only spends money on people who already showed intent.

No wasted impressions.
No chasing cold traffic.

Just relevance… on repeat.

That’s how you “print” without inflating spend.

3: Volume is a vanity metric. Margins are real.

Selling more homes doesn’t mean making more money.

If you spend $6,000 to sell a $250k listing,
you’re not scaling, you’re bleeding.

Greg watches net GCI, not unit count.

Because revenue doesn’t build brokerages.
Margins do.

4: The final lesson is the one nobody talks about.

And it’s the reason most brokerages plateau.

Jose had 51 five-star reviews…

and still wasn’t getting leads.

That’s when I realized his Google Business Profile was leaking potential clients every single day.

Here’s what I told him:

1. His photos were killing his first impression.

The main image was a Facebook screenshot.

If that’s the first thing a buyer sees they scroll past you.

Use a professional headshot with your brokerage logo.
Post listing photos weekly so Google knows you’re active.

2. He didn’t have any products listed.

Most Realtors skip this part.
But products are what tell Google what you do and where you do it.

Add products like:
“Roseville Realtor”
“Roseville Listing Agent”

3. His description talked about him, not the client.

Most buyers don’t care that you “love helping people.”
They care about your credentials and what makes you different.

In Jose’s case, he’s bilingual.
That alone could double his visibility if he mentioned it.

4. He wasn’t posting updates.

Google prioritizes profiles that look alive.
Two short updates a week is all it takes to stay relevant.

If your GBP isn’t converting…
There’s probably nothing wrong with the algorithm.
It’s how you’re showing up on it.

2am on Sunday, I got this client text

These are the 3 things we did to get her those calls:

Here’s the crazy part:
Every single call was free.

No ad spend.
No Zillow fees.
Just Google.

98% of her inbound leads came directly from her Google Business Profile (GBP).
And it took us only two weeks to rank her in the top 3 for her area.

Here’s what we did 👇

1️⃣ Optimized the Title for Local Search

Add your market and specialty.
Think: “Palm Beach Realtor” or “Scottsdale Buyers Agent.”
Simple tweak huge difference in search visibility.

2️⃣ Added “Products”

Most agents skip this.
Google loves detail.

We added things like:
“Home Valuations”
“Listing Consultations”
“Buyers Agent (City)”

Each became a keyword magnet.

3️⃣ Built Citations

Citations = mentions of you online (directories, blogs, local listings).
We used BrightLocal + FatJoe to handle all of them in a few clicks.

Two weeks later?
The phone wouldn’t stop buzzing.

If your GBP isn’t your #1 lead source in 2025…
You’re leaving closings on the table.

After auditing 100+ real estate websites…
Only two consistently brought in organic leads.

Here’s what those two had that the rest didn’t 👇

Think of your website like a house.

The foundation? That’s traffic.
If it’s cracked, nothing else matters.

No traffic = no stability.

Then comes the door.
Without it, your site’s just decoration.

Most agents stop here.
They build something pretty, but no one ever “walks in.”
No email capture. No lead form. No conversion.

Finally the interior.
A staged home sells faster because people can see themselves in it.

That’s what great follow-up systems do.
Your automations SMS, email, retargeting let prospects imagine their dream life, with you as the guide.

The best sites don’t just look good.
They generate trust, nurture relationships, and convert traffic into closings.
