The Supplemental Questions section helps me identify if someone wants to use a trust.

I was helping an East Coast borrower that liked to supply paper documentation via traditional mail.

By identifying they wanted to hold their new investment property in their trust within the first few days, we had plenty of time to get a copy of the trust via mail.

This simple question helps us and our clients to get the trust paperwork in order while we have plenty of time.

I was recently working with a borrower thatโ€™s a W2 employee.

An easy question on our end to forget to ask is whether theyโ€™ve received a raise in the past 12 months.

This borrower had received a significant raise over the past year.

Because of this, we switched to averaging hours and applying that average at the new pay rate.

Having a standard process of asking the right questions, especially of the ones the loan app fails to ask, is essentially in this market.
