"Age doesn't determine obsolescence. The inability to adapt does."

Our Patricia Alvina (Business Development, SEA) joined a panel in Kuala Lumpur this week tackling one of the toughest questions in the region's data centre market: Malaysia Data Centre Futures — what will still matter in 2036?

Her take cut through the usual capacity debate. Malaysia's real risk isn't building too many data centres — it's building the wrong kind: facilities without the agility to keep meeting client demand as workloads evolve.

On what makes an asset investable, Patricia flipped the classic question: instead of "how old is this data centre?", ask "how adaptable is it?" A 15-year-old facility that's been continuously optimised — low PUE, low opex, visible headroom — can out-perform a five-year-old data centre with high PUE and no cooling or power headroom left to give.

The tell-tale signs of a data centre losing relevance, long before it hits the balance sheet: capacity that exists on paper but can't be used, operators who've lost confidence in their own headroom, cooling that keeps getting harder to manage, and efficiency that quietly erodes deal by deal.

Her view on Malaysia's next competitive edge: move from cheap power to reliable, sustainable power; build for changing compute densities, not today's; and make operational efficiency — not just megawatts built — the national differentiator. As she put it: "The first phase was about how many megawatts we can build. The next phase should be about how intelligently we use those megawatts."

And on retiring ageing facilities: optimise first, upgrade if the economics work, repurpose if AI doesn't make sense — demolition should be the last option, not the first.

BMS, EPMS, DCIM - all the acronyms but still no clear visibility?

The modern data center software stack is often built around overlapping platforms:

- Building Management Systems (BMS)

- Electrical Power Monitoring Systems (EPMS)

- Data Center Infrastructure Management (DCIM)

These systems frequently share devices, dashboards, and telemetry.
