One clarification saves a lot of confusion about AI and bookings.

The Model Context Protocol is how an AI assistant reads and acts on your rates and availability. Paying for the booking runs on a separate rail. In ChatGPT that is the Agentic Commerce Protocol, which OpenAI introduced with Stripe in September 2025. Two different standards, often mixed up.

As of 14 August 2026 no official Airbnb MCP server has surfaced, and the community-built ones are read-only, so no agent is updating your calendar through them.

One detail catches operators out when they connect software to Vrbo.

Any reservation you accepted on Vrbo before integrating should go into your software as a calendar block only. Set Vrbo as the reservation source on those and you can end up paying duplicate commission (Vrbo Help).

Screening a vacation rental booking comes down to four things: verified identity, review history, booking pattern, and how the guest communicates.

The one most people over-trust is the star rating. Research by Zervas, Proserpio and Byers found 94 percent of Airbnb listings average 4.5 or 5 stars, so a high score says less than the written comments do. No reviews at all, or a lukewarm sentence behind five stars, is the more useful signal.

Write your criteria down and apply them the same way on every channel, including direct.
