Are law firms still office’s safest tenants?

Weil Gotshal’s wind-down puts 830K+ SF in limbo across 12 leases in 10 U.S. markets, per a Bisnow analysis of CompStak data. That includes 390K SF at BXP’s General Motors Building, where a $2.3B mortgage comes due next June.

TAMI tenants reached 26.6% of new office leasing activity in 2026, above the prior high of 26.0% set in 2021. But the mix looks nothing like it did then.

AI tenants took 13.6% of all leasing, up from 4.7% in 2025 and the highest share since 2020. The rest of TAMI kept softening, falling to 13%, its lowest reading in that period and well below its 24.4% peak in 2021.

That means AI companies now account for 51.1% of all TAMI leasing, up from 20.2% a year earlier.
